Frequently asked questions
Short, direct answers. Where the honest answer is “it varies by lender,” we say so — and point you to the calculator that lets you test the range.
What is a DSCR loan?
A DSCR loan is business-purpose financing for an investment property that qualifies primarily on the debt service coverage ratio — the property’s rent divided by its monthly housing expense — rather than on the borrower’s personal income documents.
How do I calculate DSCR?
Divide monthly gross rent by the monthly total of principal and interest, property taxes, insurance and HOA dues. Our DSCR Calculator does this from numbers you enter, including a rate you supply yourself.
Is CalculateDSCR a lender?
No. CalculateDSCR is a brand of Loan Daddy LLC, NMLS #2827624, a licensed mortgage broker. We arrange and shop financing from wholesale lenders. The lender you choose funds the loan and makes the credit decision.
Why don’t your calculators show a default interest rate?
Pricing depends on the market and on your specific scenario, so any pre-filled rate would be stale or misleading. Every rate field is blank; enter the rate from a quote you have or test several to see the range.
Can I use a DSCR loan for a home I will live in?
No. We only arrange business-purpose loans for non-owner-occupied investment property. Primary residences, second homes and any property you or your family will occupy are not eligible, and our intake form will not accept those requests.
What DSCR is required to qualify?
There is no single number. Each wholesale lender sets its own minimum, some programs accept ratios below 1.00 with other strengths, and stronger ratios generally widen your options. We compare programs across lenders for your specific scenario.
Do DSCR loans require tax returns or pay stubs?
Income documents are generally not used to qualify because the property’s rent does that job. Credit, assets, reserves, the appraisal and the property itself are still reviewed.
Which rent figure is used — my lease or market rent?
It depends on the transaction and program. Purchases often rely on the appraiser’s market rent schedule; refinances of leased properties often use the lease with proof of receipt. When they differ, programs have different rules, so model the lower figure first.
Can I hold the property in an LLC?
Many DSCR programs allow vesting in an LLC or other business entity, usually with a personal guarantee. Expect to provide entity documents such as articles, an operating agreement and proof of good standing.
Can short-term rental income be used?
Some programs accept short-term rental income based on booking history, a third-party projection or an appraiser’s analysis. Our Short-Term Rental DSCR calculator lets you model seasonal income both gross and net of operating costs.
How much cash can I take out of a rental?
The loan is limited by both a loan-to-value cap and the rent coverage test. The smaller of those two amounts, minus your payoff and costs, is roughly your net cash. The Cash-Out Equity and Max Loan calculators show both sides.
Do you charge for the calculators?
No. The calculators are free, run entirely in your browser and do not store or transmit what you type into them.
What happens after I submit the request form?
A licensed team member reviews your scenario and follows up by the contact method you provided. If the scenario fits, we shop it with wholesale lenders and present the options. Submitting the form is not an application and not a commitment to lend.
Which states do you work in?
Loan Daddy LLC holds the licenses listed on our Licensing page and arranges business-purpose financing where permitted. Availability varies by state and property type; tell us the property state on the request form and we will confirm.
Will submitting the form affect my credit?
Submitting the request form does not pull your credit. If you later choose to move forward with a specific lender, that lender’s application process may include a credit review, and we will tell you before that happens.
