Why the ratio matters more than your W-2
Traditional income-documented mortgages start with you: pay stubs, tax returns, debt-to-income. A DSCR program starts with the asset. The underwriter compares the rent the property can produce with the full monthly housing expense of the new loan. If rent covers that expense by an acceptable margin, the property is doing the qualifying.
That shift is why investors who write off heavily, own several businesses, or simply have complicated returns often find DSCR financing cleaner. It is also why the numbers have to be right before anyone orders an appraisal. A deal that looks fine on gut feel can fall apart at the ratio stage once real taxes and insurance are plugged in.
Which rent number gets used
For a purchase, the rent figure usually comes from the appraiser’s market rent schedule, sometimes compared against a signed lease. For a refinance of an occupied rental, the existing lease and proof of receipt typically carry weight, with the market rent schedule as a cross-check. Programs differ on which figure controls when the two disagree, so we model the lower of the two first.
Short-term rentals follow their own logic; see our short-term rental page for how booking history or projections can be used instead of a long-term lease.
Where the payment side hides surprises
The denominator is not just principal and interest. Property taxes are often reassessed after a sale, so the seller’s tax bill can understate yours. Landlord insurance quotes vary widely by state and by roof age. HOA dues on condos can be larger than expected and occasionally include special assessments. Put conservative figures in the calculator and you will see the same ratio an underwriter sees.
What we actually do
CalculateDSCR is a broker brand. We do not lend money. When your numbers work, we take your scenario to multiple wholesale lenders that offer business-purpose DSCR programs, compare the terms they return, and help you choose. You get the comparison; the lender you choose funds the loan.
What gets reviewed
- Rent: lease, market rent schedule, or both
- Full housing expense: P&I, taxes, insurance, HOA
- Credit history and score
- Down payment or equity position
- Cash reserves after closing
- Property type, condition and appraisal
- Vesting: individual name or business entity
We are a mortgage broker, not a lender. We arrange and shop this financing from wholesale lenders, and program availability, leverage and terms vary by lender and by scenario. Nothing on this page is a rate quote or a commitment to lend.
