Calculators
Five tools, one principle: every output traces back to a number you typed. None of them pre-fill an interest rate, and none of them send your inputs anywhere.

| I have a property and a quote. Does it qualify? | DSCR Calculator |
| What rent does this listing need to work? | Break-Even Rent |

Why there is no default rate
Pricing on business-purpose loans moves with the market and with your scenario — credit, leverage, property type, loan size, prepayment structure. Any rate we pre-filled would be either stale or wrong for you, and it would quietly anchor every result on the page. So every rate field starts empty. Use the rate from a quote you actually have, or run a few rates to bracket the range you are considering.
Chain them together
The calculators are designed to be used in sequence. Screen a listing with Break-Even Rent. If it looks close, use Max Loan by DSCR to see what loan the market rent supports. Plug that loan into the DSCR Calculator to confirm the ratio and read the interpretation. If you already own the property, the Cash-Out Equity calculator tells you what that loan means in cash.
