What we are
CalculateDSCR is a calculator-first resource for real estate investors who finance non-owner-occupied rental property. The calculators are free and run in your browser. When an investor’s numbers work and they want financing, our licensed team arranges it as a mortgage broker: we shop the scenario across wholesale lenders that offer business-purpose DSCR programs and present the options.
We are not a lender. We do not make credit decisions or fund loans. The wholesale lender you choose underwrites, approves and funds the loan.
How we think about the math
- No default rates. A pre-filled rate anchors every result and is almost always wrong for your scenario. Every rate field on this site starts empty.
- Show the formula. Each calculator prints its formula and walks through a worked example, so you can rebuild the result in a spreadsheet.
- Say “it varies” when it does. Minimum ratios, leverage limits and income rules differ across wholesale lenders. We will not invent a single number where there is not one.
- Investment property only. Everything here is about business-purpose financing for property you do not live in.
